Happy Spring!

It may not totally feel like spring, but we did indeed pass that official milestone a few days back.

We've been a little slack in updating the "Village West" web page. Blame it on the fact that Barb & I are getting older! Okay, maybe it's just me that's getting older. Than...and a couple of holidays - Spain/Portugal last fall and recently time in Vancouver with kids and grandkids.

Not a whole lot of physical activity has happened a Village West over the winter but many things have been happening behind the scenes:

  1. The pedestrian bridge design is now complete and we will be getting quotes for it's construction over the next while. It's really going to be great to have the bridge and will again add convenience and value to all our lots.
  2. Fortis started delivering the power polls last week and will be starting installation right away. Gas should follow. We'll update on that as we find out.
  3. We have listed 15 of the remaining lots with our local realtors, Royal Lepage Parkland. If you are looking for a lot or know someone who is, you can contact Parkland directly!
  4. We're looking forward to to real spring weather and being able to do a few more things at the site. One thing that's exciting is the pond at the entrance to the subdivision. Design work was done over the winter and plans include a small dam, a spillway, some trails, benches and landscaping. We will also be leveling and seeding at the entrance sign.

Wow! It’s been 3 months since our last update!

The new permanent entrance sign is in and looks great. Three permanent benches have been installed along the top of the ravine pathway- they are heavy-duty cedar – very nice – check them out!

Well, as you know, August was mostly miserable and rainy and as a result, construction progress on the site got quite literally “bogged down”! Better progress was made in September and things have been flying lately. Most things are nearly done. Sewer is done. The storm sewer containment pond is in. Roads are in and are being graveled right now. Approaches and culverts are in.

Barb and I have been away in Spain and Portugal on a long ago planned holiday with friends. As usual, maybe not the best time to be away with so much happening. Is there ever a right time? Any, we’re back and happy that things look so great. 

August 2, 2007 - BIG CULVERTS!!

August 2 Already! How time flies. As you can see, the new culvert pieces arrived for the highway intersection approach, and they are not small!

The sanitary sewer and service connections to each lot are virtually all in. More equipment was moved in yesterday as the contractor will begin work soon on the interior roads, as well as the new intersection on Highway 13.

Our permanent entrance sign feature has been started. It will slowly become a reality over the next few weeks.

Surveyors have started with the permanent lot pins along the ravine path, but started at the North end of the quarter section so are just getting to the subdivision now. They are here again next week.

Interest in the lots continues to be high. 2 lots have been sold since our July 7th sale, and at least one other should be written this weekend.

July 24, 2007 - A NEW INSPECTOR!

A few days ago, we had a new inspector on the site - a moose! Just wandered around for a couple of hours and made sure we were doing everything to his liking. Of course, we also see whitetail deer pretty well every day.

We're working on the permanent "Village West" sign. The posts are in (look for it on the highway just before you get to the Fire Hall) and we're putting the boards up. The sign itself is being cut out and painted right now by Bryce Norman at Sideswipe Accessories.

The deep sanitary sewer line is mostly in, and they are almost done with putting in the service connections. Those are the pieces that go from the sewer main to about 5 meters into each lot.

Today the huge culvert pieces arrived for the new highway intersection. The intersection itself should start soon.

We're looking for an opportunity to get the benches installed on the paths...maybe next week.

If you have already bought a lot, start thinking about where you might want your driveway - North, South, or middle of your lot!

July 9, 2007 - WOW!

Nearly 40% of our lots were sold this first weekend! Still, there is a good selection of lots remaining and “pre-development” prices in effect for the next couple of weeks, which we still think represent excellent value. Click here to see the remaining lots & prices

Things on the site are progressing well. When we got in yesterday we could drive (carefully) to both cul-de-sacs. Also, they have cut the ditches a bit there, so the road shape is more apparent.

Over the next few weeks, a lot will happen. The permanent “Village West” sign has recently been approved and we will commence building it. Work will also begin on the fire pond adjacent to the highway. It will be nicely contoured and landscaped, and be another enhancement to the project. The first 3 heavy duty cedar wood benches have arrived, and they will be placed along the ravine path. We also expect to “roll” all the paths to compact the mulch for easier walking.

July 4, 2007 - The sun is shining!

There are a total of about a dozen cats, scrapers, loaders etc working on the site as I write this. The deep sanitary sewer is almost all in. The contractors are now working on roads, and getting ready to start the new intersection.

All the lots are now marked except lots 1-8 on Block 5, which will be marked today. Just the front of the lots are marked – they are marked with a lot number sign at approximately the center of each lot, set back about 5 meters from the front of the lot to keep them out of the way of all this machinery! All lots back onto walking paths, so you should be able to locate your approximate rear lot line. See below for details as to how to visit the lots.

We continue to be even more excited about our lots. The rain has given us some challenges, but everything is so lush and green now, a great spot to ‘tuck in’ your dream home! If you haven’t already, please check out the website below for details about the “Sale Day” July 7th as well as other info & pictures.

An important note: If you are going to view the lots before 7:00 pm, please call us at (780)586-2332 to arrange a tour, as this is a working construction site and safety protocols are in force. To visit after 7:00 pm, you can do either of the following:

  1. To walk, go West between the new Creekside Restaurant & Lounge, and Western Spirits Liquor Store. Walk to the edge of the ravine, then down, across the bridge, and back up. Turn right on the path as soon as you get to the top of the far bank. When you get to the first newly mulched trail going off to the left, that is the South East rear corner of Lot 19 (Block 5) If you go on that trail (West) you will come out at the utility right-of-way. Head North at the right-of-way (about 200ft.) and you will come in to the South cul-de-sac. You will then see the cleared road allowances, and begin to see the lot number signs.
  2. The second way to see the lots is to drive West on Highway 13 from ‘The Village’ to the new Fire Hall and Emergency Services building (approx ½ km on the R) Turn right and immediately right again, and park out of the way of any equipment. When you walk North on the road, you will first see the Lot sign for Lot 12 on your left, the first lot behind the Fire Hall. From there the layout is pretty self-explanatory.

June 26, 2007 - The "mulching machine" has been and gone, leaving some wonderful mulched walking paths! Staking of the lot boundaries has also begun, and the lots should all be labelled by Friday, June 29.

Some clarification about the July 7th sale:

First, this is not an auction, prices are fixed for July 7 only. It is first come first served (excepting the 5 parties who have been waiting for over 2 years who get priority.)

Interested parties should come to the VPL office before 10:00am. Doors will be open at 9:00am, but no sales will happen until 10. We are not encouraging people to 'camp out' to be first in the line, but we can't say it won't happen, either. Certainly some people are talking about being there EARLY.

There will be very little time for choosing a lot, so we encourage you to do a thorough tour of the subdivision and prioritize your choices. We are more than happy to show you the lots and answer any questions before the sale day, but not on the sale day. Just call Terry at (780)586-2332.

June 6, 2007 - Well, the day has arrived when we said we would release prices on Village West! Click here to see the prices & terms

Yesterday I did a final walk about before doing the final pricing. The crews are over there getting a start on the sewer system. They have also started re-shaping a bit for the roads. You can really get a sense of the lots now – and they are really beautiful lots! They are all treed, with a mix of poplar, birch, willow and other bushes. Many have substantial spruce trees.

If you are interested in these lots, I really hope you will take the opportunity to walk the project (over the next couple of weeks) and seriously consider what lot or lots might interest you. Even if you’re not interested, it’s an enjoyable walk!

So what’s happening? Well, we’re pretty excited about everything that’s going on at the site. Like I said, the sewer line is going in (see our F.A.Q. for more info on the sewer) and roads as well, so you really can get a sense of the lots. Also exciting is that we have scheduled a “mulching machine” to come in next week. This is a machine that in one pass chews up the small trees, brush and undergrowth on the walking path sites and leaves behind a wonderful mulched path. As you may or may not know, every lot backs on a path, so it will be great to get those in. (We’ll leave some larger trees and either split the path or go around them.)

Also, we’ve started work on the entrance sign, starting with the berm. And we’re working on the approvals for our “walking/golf cart bridge” across the ravine and creek over to “The Village.” Exciting!

We have done little advertising until very recently, but as of this date 61 people have registered an interest in these lots. Of course, we have no idea as to the seriousness of their interest. However, there are indications that most are pretty serious. So if you are serious, please call us and tell us at least that you intend to be there July 7th, so we can make appropriate arrangements to handle whatever number of people we expect.
